Advisory & engagement

What you are actually buying when you engage me

Not access to listings — that is free and worthless. You are buying a filtered shortlist, a written thesis for each option, and someone whose incentive is to talk you out of the wrong deal. Across Mumbai, Third Mumbai, Pune and the coast.

The offer ladder

Five ways to engage

Everything begins with the same free call. Where it goes after that depends on what your capital is trying to do.

Engagement structure · fees indicative and confirmed in writing before work begins
Engagement Who it's for Fee What you receive
Strategy call20 minutes Anyone considering a transaction in this corridor Complimentary Budget, end-use versus investment, timeline, risk appetite and current holdings established. A straight answer on whether I can add value.
Premium buyer advisoryMost common mandate Serious buyers, ₹1.5 cr and above, in any market I cover Developer commissionor fee-only, your choice Filtered shortlist with a written rationale per project, price comparison against comparable resale, negotiation support, site-visit planning, risk checklist. Apartments, villas and bungalows alike.
HNI portfolio reviewFee-only, no conflict HNIs and NRIs holding existing assets ₹25,000 – ₹1,00,000 Buy / hold / sell view on every holding, growth-corridor mapping, recommended allocation and three to five specific opportunities. No obligation to transact through me.
NRI property deskOngoing Non-resident buyers needing on-ground presence Scope-based Video walkthroughs, legal and document coordination, negotiation, payment-schedule tracking, rental and resale support, physical representation.
Land & coastalVia Acrementum Land investors, developers, second-home buyers Project-dependent Parcel sourcing, title and zoning diligence coordination, plotted-development advisory, farm plots, NAINA-region parcels, Raigad coastal assets, township opportunities.

Where I am compensated by a developer, I say so before you see the project. Where you would rather I hold no such interest, take the fee-only route and I will represent you against the entire market.

The engagement, step by step

Six stages, in this order

The order matters. Most buyers meet a property before they have defined the mandate, and spend the rest of the process rationalising backwards.

01

Qualification

A twenty-minute call. Budget, purpose, timeline, risk appetite, existing exposure. If your mandate sits outside my coverage or below the level where I add value, I say so here and point you somewhere better.
02

Diagnostic

Your requirement is mapped against current micro-market conditions using the EB Market Lens — price bands, demand drivers, supply pipeline, funded infrastructure, rental depth and buyer profile for each candidate location, across every market I cover rather than only the one you arrived asking about.
03

Filtered shortlist

Two or three options, never twenty. Each one scored against the Capital Safety Filter and presented with entry price, achievable yield, appreciation case, exit horizon and — stated explicitly — the risks and what would have to be true for it to work.
04

Site visits

Curated, sequenced and briefed. You visit to test a thesis, not to be impressed. For non-resident clients this stage runs on video with me physically present at the site.
05

Negotiation & diligence

Price, payment schedule and inclusions negotiated against comparables rather than against the list. Legal review, title search and measurement verification coordinated in parallel — never after the booking amount has moved.
06

Closure & after

Documentation, payment milestones, registration and handover. Then rental setup or resale support when you need it, and a portfolio review every six months for as long as you hold the asset.

The shortlist

Two or three options, each with its case written down

Entry price against comparable resale, achievable yield, the appreciation argument, the exit horizon — and, stated explicitly, what would have to be true for it to work.

EB Capital Safety Filter

Ten checks every recommendation has to clear.

Before anything reaches your shortlist it is scored against the same ten-point filter — structural demand, developer delivery record, entry price against comparable resale, funded infrastructure, evidenced rental demand, a nameable exit buyer, independently verified title, milestone-linked payment, fully-loaded cost, and a clean separation of end-use from investment logic.

The filter is published in full, and it is interactive: score a property you are already considering and send yourself the result. I publish it openly so you can hold any advisor to it — including me.

Bring me the property you're already considering.

The most useful first conversation is usually about a specific deal on your desk. Send me the project and the numbers, and I will tell you what I would check next.
