Koregaon Park property and neighbourhood guide

The best gross rental yield of the eight markets I track — and, unusually, one that widened for the right reason. Rents rose. The capital value did not.

Short answer. Koregaon Park is the strongest income case in premium Pune at 4.31% gross, on capital values that fell 3.46% year on year. That combination is a specific instrument for a specific buyer: someone who wants to be paid to hold, and is genuinely indifferent to the next three years of price.

The income case

Rents rose. The capital value did not.

The best gross yield in the eight markets tracked, widened by roughly 17% rent growth rather than by a price fall. Those are very different assets.

Read this carefully

Why the yield moved matters more than the yield. A rental yield can widen two ways: the rent goes up, or the price goes down. They look identical in a table and mean opposite things. Here, both moved — rents up around 17%, capital values down 3.46% — and the rent did most of the work.

What that tells you. Tenant demand for this specific address strengthened materially while buyers stepped back. That is the profile of an area whose use value is intact and whose investment demand has cooled — which, for a yield buyer, is close to the ideal entry condition. It is the opposite of a distressed market, where price falls and rent follows it down.

The caution. A 17% rent move in one year is not a run rate. Do not underwrite a second one.

Where it actually is

Geography, the lanes, and access

Boundaries and structure

Central-east Pune, roughly 5.8 km from Pune International Airport and 3.8 km from Pune Junction. It connects to Yerawada across the Bund Garden Bridge, to Kalyani Nagar across the H.H. Aga Khan Bridge, and adjoins Pune Camp and the Magarpatta side.

The neighbourhood is organised around two parallel arteries — North Main Road and South Main Road — linked by numbered lanes. That numbering is not trivia: which lane is the single largest determinant of value and liveability here, and the difference between two addresses 400 metres apart can be substantial. Lanes 6 and 7 carry the concentration of restaurants and nightlife, with everything that implies for both rental demand and weekend noise.

Metro and anchors

Bund Garden and Ruby Hall Clinic stations on the Aqua Line have been operational since March 2024, both within reach of the northern end. Working metro access, today.

The Osho International Meditation Resort remains the area's defining institution and a genuine driver of long-stay international tenancy — part of why the rental profile here differs from anywhere else in Pune. The dining and hospitality concentration does the rest.

Suitability

Who this area actually suits

It suits you if

  • You want income: this is the best gross yield in the set, and it widened on rents
  • You want expatriate and long-stay tenancy, which prices differently from salaried tech tenancy
  • You want central positioning with operational metro access at two thirds of Kalyani Nagar's rate
  • You can be patient about capital value while the income does the work

Look elsewhere if

  • You need capital appreciation on a defined timeline — the last twelve months went the other way
  • You want quiet: the lanes that generate the rental premium also generate the noise
  • You want new stock at current specification; much of the premium inventory here is older
  • You are underwriting to the locality average without accounting for which lane the unit sits on

Buying Koregaon Park for income?

Tell me the lane and the building. Which side of North Main Road a unit sits on changes the answer more than the headline rate does.
