Viman Nagar property and neighbourhood guide

Pune's airport district — the name means exactly that in Marathi — and the least dramatic market in this set. No re-rating story, no yield anomaly, no metro promise. Just the most consistent end-use demand in east Pune.

Short answer. Viman Nagar is the default sensible answer in east Pune, and that is not faint praise. ₹16,500/sq ft, up 1.35%, on a 3.78% yield. If you cannot articulate a reason to take more risk than this, you probably should not.

The steady one

Broad demand, existing infrastructure, no story

Retail, hospitality and schooling that already exist rather than are promised — and one trade-off the sales material never mentions.

Evidence

What Viman Nagar costs and earns

Asking-price and rental aggregates read from third-party locality reports in September 2026. Listing asks, not registered transactions.

Viman Nagar · asking rates and gross yield · September 2026
Average asking rate₹16,500 / sq ftAbove Kharadi and Koregaon Park, below Kalyani Nagar
Year-on-year movement+1.35%Modest and, more usefully, unremarkable
Average asking rent₹52 / sq ft / monthAirport-linked corporate and senior salaried tenancy
Gross rental yield3.78%Third in the eight-market set, behind Koregaon Park and Kharadi

Why the boring number is the interesting one. Three of the eight markets I track moved more than 2.5% in either direction this year. Viman Nagar moved 1.35%. In a corridor where most of the sales narrative is built on volatility, an area that does neither is a genuine portfolio function: it is where a buyer parks capital that needs to be intact and let, not clever.

Where it actually is

Geography, anchors and the metro position

Boundaries and the airport

Eastern metropolitan corridor, roughly 7.5 km north of Pune railway station. Yerawada lies west, Lohegaon north, Wadgaon Sheri south, and Kharadi and Wagholi east. The area was known before Independence as Dunkirk Lines.

It sits immediately adjacent to Pune International Airport at Lohegaon — it is the residential and commercial node directly beside the airfield. I describe the relationship as adjacency rather than quoting a distance, because the road-distance figures in circulation trace to no source I could verify.

That adjacency cuts both ways, and anyone selling here will only mention one side of it. Convenience for frequent flyers and airport-linked corporates, yes. Aircraft noise on the approach path, also yes, and it varies materially by pocket and by floor.

Anchors and metro

Phoenix Marketcity is the retail anchor. The hospitality cluster — Hyatt Regency, Novotel, Four Points by Sheraton — is unusually dense for a Pune suburb and is a direct function of the airport. Symbiosis Law School adds a student and faculty tenancy layer that most of east Pune does not have.

Metro: Ramwadi, the operational Aqua Line terminus, is the nearest working station. A dedicated Viman Nagar station appears on the sanctioned Ramwadi–Wagholi extension approved in June 2025, with station tendering under way as of July 2026. Sanctioned and tendered is not the same as built — treat it as a 2029-or-later event.

Suitability

Who this area actually suits

It suits you if

  • You want reliable end-use demand and a tenant pool that is not tied to one employer or one sector
  • You travel constantly and airport proximity is a real, daily convenience rather than a brochure line
  • You want retail, hospitality and schooling infrastructure that already exists rather than is promised
  • You are making a first serious Pune purchase and want the option with the fewest ways to be wrong

Look elsewhere if

  • You want yield: 3.78% is respectable but Koregaon Park and Kharadi both pay more
  • You are noise-sensitive — verify the specific unit against the approach path before you commit, not after
  • You want an appreciation story; there isn't one here, and that is rather the point
  • You want low density and large plots — this is a conventional apartment market

On aircraft noise: I raise it because it is the one material trade-off in this area that sales material routinely omits. I have not published a decibel measurement or a pocket-by-pocket map, because I do not have one to a standard I would defend. Check it yourself, at the unit, at a time when aircraft are moving.

Compare

Where else to look, and why

Kharadi

The same eastern corridor, ₹2,300/sq ft cheaper, on a better 3.97% yield — but into a market where the growth premium is already paid.

Kalyani Nagar

West along the corridor, 37% dearer, lower density, operational metro station, and a much thinner resale float.

Koregaon Park

Cheaper at ₹15,050 and paying 4.31% — if you will take falling capital values in exchange for the income.

Send me the project and the floor. On this one I will want to talk about the approach path before I talk about the price.
