Baner property and neighbourhood guide

West Pune's IT-adjacent upgrade market, and the only area in this guide set where a metro line is genuinely under construction rather than merely sanctioned. It is also the one where the sales narrative is furthest ahead of the schedule.

Short answer. Baner at ₹15,700/sq ft on a 3.36% yield is a competent mid-premium market with a real infrastructure catalyst arriving — but arriving later than most buyers here are being told. If the metro is part of your case, price it as 2027, not as today.

Under-construction stock has been moving faster than ready here — a demand signal about specification rather than location.

Evidence

What Baner costs and earns

Asking-price and rental aggregates read from third-party locality reports in September 2026. Listing asks, not registered transactions.

Baner · asking rates and gross yield · September 2026
Average asking rate₹15,700 / sq ftThe only western-corridor market in the set
Year-on-year movement+1.32%Effectively flat in real terms
Average asking rent₹44 / sq ft / monthLowest rent per sq ft of the five Pune markets covered
Gross rental yield3.36%Fourth of the five Pune markets covered

The pattern worth naming. Under-construction stock here has been moving faster than ready-possession stock. That is unusual, and it is a demand signal about specification rather than about location — buyers are paying a premium to wait for current-generation layouts and amenities rather than take an older completed unit at a discount. It also means the ready-stock discount is where the negotiating room is. This is my read from the market, not a published statistic.

Where it actually is

Geography and the metro schedule

Boundaries

Western metropolitan corridor, historically on the city's outskirts before being absorbed. Pashan lies south, Balewadi west, Aundh north, and Savitribai Phule Pune University east. Baner Hill, at 2,224 ft, is the third-highest point inside city limits.

Neighbouring Balewadi carries the Shri Shiv Chhatrapati Sports Complex — host of the 1994 National Games and the 2008 Commonwealth Youth Games — and Balewadi High Street, with the Katraj–Dehu Road bypass running through it.

You will see Baner marketed on expressway frontage. I have not found a reliable source placing it directly on the Mumbai–Pune Expressway or NH-48, so I do not repeat the claim. What is verifiable is bypass access via Balewadi, which is a different and more modest statement.

Metro: under construction, not running

This is the fact to get right about Baner, and most material gets it wrong.

  • Line 3 (Pink, Hinjawadi–Shivajinagar) carries no passengers as of today.
  • The 13 km Maan–Balewadi section received Commissioner of Metro Rail Safety clearance in July 2026 and was still awaiting an inauguration decision in late August 2026.
  • The Baner and Baner Gaon stations are not in that first section. They sit in the remaining stretch, targeted for March 2027.
  • So: Baner is not metro-connected today, and will not be when the first Line 3 section opens either.

None of that makes the catalyst unreal. It makes the timing real, which is a different thing, and it is the difference between paying for an asset and paying for an announcement.

Suitability

Who this area actually suits

It suits you if

  • You work in or around Hinjawadi and the western IT belt, and east Pune makes no sense for your commute
  • You are an upgrade buyer wanting current-specification stock at below Kalyani Nagar money
  • You have a five-year-plus horizon and can hold through the Line 3 completion rather than buy on its announcement
  • You want proximity to Balewadi's sports, retail and schooling infrastructure

Look elsewhere if

  • Income is the objective: 3.36% is the weakest yield of the four east and central Pune markets I cover
  • You are being sold metro access as a present-day amenity — it is not one here until 2027 at the earliest
  • You need the deepest resale market in the city; east Pune has it
  • You are buying ready stock at under-construction pricing, which is currently the wrong side of this market

Where else to look, and why

Kharadi

The eastern equivalent: ₹1,500/sq ft cheaper, a better 3.97% yield, deeper resale — and its own metro also years away.

Viman Nagar

₹800/sq ft dearer for a materially better 3.78% yield and infrastructure that already exists rather than is scheduled.

Send me the project. I will tell you which side of the March 2027 line it sits on, and what that should do to the price you pay today.
