Real estate advisory in Mumbai and Third Mumbai

Mumbai is a market I take on mandate, not one I claim to have mapped. The honest version of the coverage — what I research here, what I do not, and where the corridor across the water is genuinely more interesting than the island city.

Third Mumbai

Built infrastructure, unbuilt market

The bridge is open and the airport is flying. What has not arrived yet is the employment, and that gap is the entire investment question.

Illustrative of the asset type and specification discussed on this page. Not a photograph of this locality, and not a project offered for sale.

How deep this coverage actually goes

Pune is my resident market and is researched micro-market by micro-market — five localities with dated evidence, each written up. Mumbai is not, and I am not going to pretend otherwise. What I hold here is three tracked micro-markets with dated figures, a documented view on the Navi Mumbai corridor, and working developer and broker relationships for mandate work.

You will not find guides to Worli, Bandra West or Lower Parel on this site, because I have not researched them to the standard of the Pune guides. When that changes, they will appear. Until it does, an empty page would serve you better than a confident one — so there is neither.

If your requirement is in the island city and needs street-level knowledge I do not have, I will say so on the first call and point you elsewhere. That costs me a fee and saves you a year.

Powai Mumbai ₹42,650—3.52% Corporate leadership, lake-facing premium. Its source publishes quarter-on-quarter (+4.07%), not year-on-year, so that column stays blank rather than mixing bases.
Kharghar Third Mumbai ₹18,500−0.05%3.11% Registry ₹15,050 against an ₹18,500 ask — the widest gap in the eight-market set. Buy against the registry.
Ulwe Third Mumbai ₹15,600+5.44%2.54% Fastest growth and lowest yield in the set. A pure appreciation bet, with the airport inside the node.

Where the interesting question is

Third Mumbai: built infrastructure, unbuilt market

Most Indian location stories are sold on infrastructure that has been announced. This one is sold on infrastructure you can drive across.

The Atal Setu

21.8 km, of which 16.5 km over water, six lanes, Sewri to Nhava Sheva. Opened to traffic January 2024 at a cost of ₹17,843 crore. India's longest sea bridge, and the single biggest change to Navi Mumbai's access in a generation.

The airport, flying

Navi Mumbai International Airport began commercial operations on 25 December 2025. Phase 1 is designed for 20 million passengers a year; the full build-out targets 90 million across four terminals and two runways. It sits inside Ulwe.

NAINA

The Navi Mumbai Airport Influence Notified Area, notified in 2013, with CIDCO as special planning authority across villages in Panvel, Uran and Pen talukas. Being delivered scheme by scheme through Town Planning Schemes rather than as one build-out.

The offer in Mumbai

What I take on here

Third Mumbai and the NAINA corridor

This is the coverage I stand behind. Entry positioning in Ulwe, Kharghar, Panvel and Dronagiri; the registry-versus-ask discipline that decides whether you overpay on day one; and land parcels through Acrementum, where NAINA's planning status makes diligence the entire job.

Acrementum land mandates →

Established Mumbai, on mandate

Powai and comparable established residential pockets, taken selectively. The honest framing: I bring the underwriting discipline and the diligence process, and I work with local counterparts for street-level stock knowledge. I will tell you which part of the job is mine.

NRI buyers

The remote-purchase process is identical whether the asset is in Pune or Navi Mumbai: inspection on your behalf, document coordination, payment-schedule tracking, and a defined boundary where qualified legal and tax advice takes over.

Coastal second homes

Alibaug and the Raigad coast, where the Atal Setu has reset weekend access and where title, access and conversion status are where almost every loss originates.
