Kalyani Nagar property and neighbourhood guide

The dearest micro-market in the eight I track, and the one where the locality average tells you least. Low density, mature streets, an operational metro station — and a resale float thin enough to change the whole shape of an exit.

Short answer. Kalyani Nagar is an end-use address, not an investment case. At ₹22,650/sq ft on a 2.97% gross yield with prices down 2.62% year on year, the income does not justify the entry. Buy it because you want to live there.

Low-rise private residence with mature planting and a landscaped approach

What you are paying for

Low density, and a street grid laid out before the IT era

The premium here buys space and maturity rather than specification. That is not an investment argument, and it does not need to be.

Evidence

What Kalyani Nagar costs and earns

Asking-price and rental aggregates read from third-party locality reports in September 2026. Listing asks, not registered transactions, blended across a locality that contains genuinely different asset types.

Kalyani Nagar · asking rates and gross yield · September 2026
Average asking rate₹22,650 / sq ftHighest of the five Pune markets covered here
Year-on-year movement−2.62%Second-largest fall in the eight-market set
Average asking rent₹60 / sq ft / monthHighest rent in the Pune set, in absolute terms
Gross rental yield2.97%Lowest of the five Pune markets covered

The number to distrust here. This locality holds low-rise apartments, a handful of genuinely rare villa plots and some ageing 1990s stock, and the villa and apartment segments have been moving in different directions. A blended average across all of that is close to meaningless for pricing a specific unit — more so here than in any other market I cover. Use it to rank Kalyani Nagar against Kharadi; do not use it to value a flat.

Where it actually is

Geography, character and access

Boundaries and origin

Eastern Pune, bounded on the south by the Mula-Mutha river, with Koregaon Park directly across the water and the H.H. Aga Khan Bridge connecting the two. Roughly 5 km from Pune Junction and 4 km from Pune airport.

The area is named after the industrialist Neelkanth Kalyani, who established the Kalyani Forging Company here in the early 1960s and built out the early electricity and water infrastructure. That history is why the street grid and plot sizes are unlike anything in east Pune — it was planned before the IT era, not around it.

The Aga Khan Palace, a national monument where Mahatma Gandhi was interned between 1942 and 1945, is the principal landmark.

Metro: operational today

Kalyani Nagar has its own station on the Aqua Line, running since the Ruby Hall Clinic–Ramwadi segment opened in March 2024. It is one of only two markets in this guide set with working metro access on the day you move in — the other being Koregaon Park via Bund Garden.

This matters more than it reads. Across east Pune, metro access is almost always sold as a future event. Here it is a present fact, and it is already in the price.

Suitability

Who this area actually suits

It suits you if

  • You are buying to live in, at the top of the Pune market, and density is what you are paying to avoid
  • You want an address that has held its standing for thirty years rather than one that acquired it in ten
  • You value working metro access and central-east positioning now, not in 2029
  • You are buying a specific, unusual asset — a villa plot, a low-rise floor — where the locality average is irrelevant anyway

Look elsewhere if

  • Income matters: 2.97% gross is roughly a percentage point behind Kharadi and 1.3 behind Koregaon Park
  • You may need to exit inside five years — the float here is thin, and thin markets punish sellers in a hurry
  • You are underwriting to a locality average; in this market that is an unusually unreliable basis
  • You want new construction with current specification — much of what is charming here is also old

On the thin float: this is my read from watching listings and time-to-transact in this pocket, not a published liquidity statistic. I state it as judgement because that is what it is.

Compare

Where else to look, and why

Koregaon Park

Across the bridge, one third cheaper at ₹15,050, and a 4.31% yield against 2.97%. The obvious like-for-like comparison, and often the better one.

Kharadi

Roughly 60% cheaper on a working 3.97% yield, with far deeper resale. The income answer to Kalyani Nagar's lifestyle answer.

Viman Nagar

₹16,500, 3.78%, and a more conventional apartment market if the low-rise character is not the point for you.
