Methodology

How property is evaluated here

The process, the standards and the disclosures — published in full, so you can check the work rather than take the recommendation on trust. This page is the answer to “on what basis?”

Why the method is published

So you can check the work, not trust it

Every figure on this site carries a date, a source and a basis. Every judgement is labelled as judgement. Where the evidence is missing, the page says so.

Illustrative of the asset type and specification discussed on this page. Not a photograph of this locality, and not a project offered for sale.

The principle

A recommendation you cannot audit is a sales pitch.

Most property advice in India arrives without a stated basis. You are told an area is growing, a developer is reliable, a yield is achievable — and there is no way to test any of it short of finding out in year four.

Everything on this site is built the other way round. Every figure carries a date, a source and a basis. Every judgement is labelled as judgement. Where I do not have evidence, the page says so rather than filling the gap with something plausible. That is not modesty; it is the only way you can tell the difference between what I know and what I am guessing.

Evidence standards

What a number on this site means

Four distinctions that get collapsed everywhere else, kept separate here.

Asking price is not transaction price

Every rate quoted on this site is an asking aggregate read from third-party locality reports, dated to the month it was read. It is what sellers are listing at, not what buyers have paid. Registration-related portal figures are labelled separately. Their basis must be established before comparison with asking prices or completed transactions.

Gross yield is not net yield

A gross yield is annual rent over capital value, before stamp duty, registration, society dues, property tax, maintenance and vacancy. The difference depends on acquisition costs, annual expenses and vacancy for the particular property. Run the net number yourself →

Carpet area is not saleable area

Carpet area is defined in statute, in Section 2(k) of RERA 2016. Built-up and super built-up area are not defined in the Act at all — they are trade conventions. A rate per square foot means nothing until you know which of the three it is quoted on. The full explanation →

Sanctioned is not built

Infrastructure gets sold at four different stages — proposed, sanctioned, tendered, under construction — and only the last two are worth paying for. Every locality guide on this site states which stage a project has actually reached, with the source. Announced infrastructure has been priced into Indian land for decades without arriving.

Where evidence is missing, it says so. The Powai year-on-year column in the Market Lens is blank because that source publishes quarter-on-quarter and converting it would be a fabrication. The Kharadi guide declines to quote a Grade-A office stock figure because no credible published source gives one for Kharadi alone. A table that hides its gaps is not research.

The process

How a property gets from the market to your shortlist

01

Requirement before inventory

Budget, purpose, timeline, and whether this is end-use or investment. No property is discussed until these four are written down, because a shortlist assembled before them is just whatever happened to be available.

02

Allocation, then selection

Which city, which micro-market, which asset class, at what price band — decided on the dated evidence, not on what I have access to. Selection within the market comes second, and only ever second.

03

The ten-point filter

Every candidate is scored against the Capital Safety Filter below. Missing evidence and identified issues are recorded separately. Unresolved title or approval checks require independent professional review regardless of the total.

04

The case against, in writing

Each option arrives with what is wrong with it stated alongside what is right. Two or three options, each with its argument written down — not a list of twelve for you to sort.

05

Independent diligence

Title search by your own advocate, never the developer's. RERA registration verified against the official register. Approvals and encumbrance checked before, not after, the token.

06

Review triggers

Published guides carry a stated review trigger and are re-checked quarterly, or immediately when a material fact moves. Old observations are never made to look current by changing a date.

Review the evidence for a property

Mark each item as verified, not yet verified, an issue found, or not applicable. Title and approvals always require independent verification. The count records evidence completeness, not whether you should buy. Your inputs stay in this browser unless you choose to share them.

This is a structured checklist, not a valuation, an appraisal or professional advice. It is the framework I apply before recommending anything, published openly so you can hold any advisor — including me — to it.

Disclosures

The things you are entitled to know

Hold me to this.

If a recommendation I make does not meet the standard on this page, say so. The method is published precisely so that it can be checked.
